Design Build Procedures



1.  Initial Budget Proposal

  • Review architectural drawings
  • Prepare final construction drawings
  • Identify scope of work
  • Include owner comments on drawings
  • Identify any specific code requirements
  • Review drawings for code compliance
  • Identify special system requirements
  • Turn in submittals to owner for approval
  • Identify the owner's specific needs and desires
  • Turn-over meeting with construction team
  • Prepare initial budget proposal

  • Review returned submittals
  • Prepare design concept for review and pricing
  • Assist with purchasing of special items
  • Coordinate design concepts with other trades
  • Prepare coordination drawings
  • Solicit pricing from select vendors and subcontractors
  • Prepare underground distribution drawings

  • Update drawings for construction changes
3.  Project Documentation
  • Provide solutions to conflicts on the job
  • Prepare design documents for owner review
  • Schedule job site walk-through visits
  • Finish coordination with other trades

  • Receive quotes from vendors
6.  Project close-out
  • Finalize pricing
  • Prepare project punch-list
  • Coordinate with utilities
  • Prepare record drawings
  • Receive shop drawings from subcontractors
  • Assist in preparation of O&M manuals
  • Submit drawings to state for design release
  • Send out survey to owner and GC
  • Receive and review submittals from vendors
  • Project closeout meeting with operations
