Gaylor's Design Build capabilities are comprehensive, from concept to completion.  Our innovative and experienced design team has developed a comprehensive set of design build procedures that can be customized to each customer's specific needs.

Design Build Procedures

  1. Initial Budget Proposal
    • Review architectural drawings
    • Identify scope of work
    • Identify any specific code requirements
    • Identify specials system requirements
    • Identify the owner's specific needs and desires
    • Prepare initial budget proposal
  2. Initial Design Concepts
    • Prepare design concept for review and pricing
    • Coordinate design concepts with other trades
    • Solicit pricing from select vendors and subcontractors
  3. Project Documentation
    • Prepare design documents for owner review
    • Finish coordination with other trades
    • Receive quotes from vendors
    • Finalize pricing
    • Coordinate with utilities
    • Receive shop drawings from subcontractors
    • Submit drawings to state for design release
    • Receive and review submittals from vendors
  4. Final Design
    • Prepare final construction drawings
    • Include owner comments on drawings
    • Review drawings for code compliance
    • Turn in submittals to owner for approval
    • Turn-over meeting with construction team
  5. Construction Phase
    • Review returned submittals
    • Assist with purchasing of special items
    • Prepare coordination drawings
    • Prepare underground distribution drawings
    • Update drawings for construction changes
    • Provide solutions to conflicts on the job
    • Schedule job site walk-through visits
  6. Project Close-out
    • Prepare project punch-list
    • Prepare record drawings
    • Assist in preparation of O&M manuals
    • Send out survey to owner and GC
    • Project close-out meeting with operations
